Rental Licences Portugal offer a set price package that includes costs for administration and our inspection costs usually involved in obtaining a Alojamento Local (Rental Licence) in Portugal. This is non refundable.
Clients may face additional costs which are listed below, but the list is not exhaustive:
- Any documentation that can not be found with regards the property purchase may have to be requested and purchased from the Camara
- Any safety equipment, fire equipment, detectors etc
- If it is found that the property does not comply with basic standards required to rent legally in Portugal, then any costs involved in getting the property to the standard required is the responsibility of the owner. Only when this is done can a Licence can be allocated.
We provide Licences as quickly as possible but any delays can be subject to many items which include but are not exhaustive,
- any party involved in the process responding slowly to information requests.
- any missing documentation or procurement of missing documents
- any loss of documentation
Rental Licences Portugal do not make 100% assurances of time scales to obtain a Licence but assure that every effort is made to conclude the process quickly.
Rental Licences Portugal, will report to each client upon the process and position of the process
The initial fee is to allow us to carry out the licence application and includes a survey by us of your property. You will receive the following in this price which is payable at the beginning of application. We can accept payment in Euros or Sterling and offer credit card facilities via Paypal. This is non refundable upon commencing the process and carrying out the initial survey.
Once you have paid we will:
We survey your property and send a written report detailing any issues that need to be addressed as part of the rental licensing process. These issues, should there be any are not part of the above quote. On new properties, we rarely find any issues.
We will ask for you to send us copies of various documents relating to the property which must include:
a. Engineers/Architects floorplans
b. Cardenta Predial (ownership document)
c. Colour copies of passport, or Portugal residencia (these must be signed as true copies by you)
d. Fiscal Numbers of Owners
e. Gas Installation Inspection Certificate
f. Electrical Inspection certificate
We can provide a survey by a qualified electrician for an electrical certificate, a qualified architect for plans and a qualified Gas person for a gas certificate, if you do not have these, please see additional costs
When all the above is collated the application will be submitted to the Town Hall, and a stamped document, a “Requerimento”, issued, which states that you have applied for a license for your property (Licença de Alojamento Local). When you have this document your property can be legally rented out, until the final licence is issued.
After this and depending on the Council, the property may, or may not have to undergo a final inspection (a Vistoria).
Once all of the requirements have been satisfied, your property will be granted the Licença de Utilização Turística and you will receive the certificate from the Câmara Municipal.
What is not covered in the application as stated above:
Plans of architectural, local or other plans required: €10 to €300
Certidão Conservatoria Finanças: €30 plus €30 maximum for copies etc
Gás Inspection & Certificate: €60
Electrical Inspection& Certificate: €60
Fire Extinguisher €30,
Fire Blanket €21,
First Aid Kit €21,
Signs for pool €50,
Signs for exterior showing licence. €20
