We realise that this is an expense that you could probably do without, in these worrying financial times, BUT the fines are much, much more. Fines range from €2,500 to €3,740 for individuals ( most properties are owned by a couple and therefore that is deemed as 2 individuals) and from €25,000 for companies for renting without a licence.
The rental licence is a legal requirement and you do need one IF you are looking to rent your property in Portugal. The process is straightforward, IF you have all documentation required, all equipment and safety precautions.
Our quotation is the exact figure of €375.(exc IVA)
This is to allow us to carry out the licence application and includes a survey by us of your property. You will receive the following in this price which is payable at the beginning of application. We can accept payment in Euros or Sterling and offer credit card facilities via Paypal.
Once you have paid we will:
We survey your property and send a written report detailing any issues that need to be addressed as part of the rental licensing process. These issues, should there be any are not part of the above quote. On new properties, we rarely find any issues.
We will ask for you to send us copies of various documents relating to the property which must include:
- Engineers/Architects floorplans
- Cardenta Predial (ownership document)
- Colour copies of passport, or Portugal residencia (these must be signed as true copies by you)
- Fiscal Numbers of Owners
- Gas Installation Inspection Certificate
- Electrical Inspection certificate
We can provide a survey by a qualified electrician for an electrical certificate, a qualified architect for plans and a qualified Gas person for a gas certificate, if you do not have these, please see additional costs. Also if you do not have some of the above. they are extra, for us to go and get the necessary forms etc, as below.
When all the above is collated the application will be submitted to the Town Hall, and a stamped document, a “Requerimento”, issued, which states that you have applied for a license for your property (Licença de Alojamento Local). When you have this document your property can be legally rented out, until the final licence is issued.
After this and depending on the Council, the property may, or may not have to undergo a final inspection (a Vistoria).
Once all of the requirements have been satisfied, your property will be granted the Licença de Utilização Turística and you will receive the certificate from the Câmara Municipal.
What is not covered in the application as stated above, although not many properties require this:
New Plans of house to be carried out by surveyor/architect: €300
